HVBM Vastgoed is proud to announce the realization of the new fulfillment center for Welzorg Nederland on Business Park Vijf Eiken in Oosterhout. This is a build-to-suit development on a former brownfield site that HVBM Vastgoed purchased in early 2025. Construction has recently started and completion is scheduled for late 2026, after which Welzorg will occupy the building operationally in early 2027.
Careful development with consideration for environment and sustainability
The permit procedure was carefully completed in cooperation with the Municipality of Oosterhout. Much attention was paid to the design of the building, landscaping and water management on and around the site. The building will have an area of approximately 25,000 m² of office and business space, most of which will be used for the reception, cleaning, assembly and storage of mobility aids. From this new national hub, the local branches of Welzorg, as well as its sister companies RSR and Mango Mobility, will receive daily deliveries. Bedrijventerrein Vijf Eiken was chosen partly because of its good location and accessibility and the existing green surroundings. The building will be BREEAM Excellent certified, underlining the high sustainability ambitions of both Welzorg and HVBM Vastgoed.
Working in a pleasant environment
Welzorg employs approximately 120 to 150 employees at this location. The design expressly takes into account a pleasant and healthy working environment: there is plenty of daylight, attention to good facilities and a pleasant outdoor area that contributes to a vital working environment.

Contribution to Great Harvest
The development of Welzorg at Vijf Eiken fits seamlessly within the provincial program Grote Oogst, in which government, entrepreneurs and developers work together on the sustainability, revitalization and accessibility (public transport) of Brabant’s business parks. With this project, HVBM Vastgoed makes a concrete contribution to the objectives of Grote Oogst by breathing new life into an obsolete site and promoting sustainable economic use.
Outlook
In addition to the development for Welzorg, HVBM Vastgoed has a second plot of approximately 2 hectares at Vijf Eiken, for which a suitable end user is still being sought. This leaves space available for further growth and strengthening of the business park.
