HVBM Vastgoed and Smartwares Group recently received the BREEAM-NL Excellent delivery certificate from the DGBC for distribution center DC Charlotte in Tilburg. Adamas Group was involved in the project from the design stage as a BREEAM expert.
DC Charlotte is a ‘build to suit’ development by HVBM Vastgoed and consists of over 45,000 m² of logistics office and industrial space and is located at Kraaiven business park in Tilburg. The building was developed in accordance with the BREEAM-NL 2020 guidelines and achieved a score of 71.88%. This shows that a BREEAM Excellent score for distribution centers based on the tightened BREEAM guidelines 2020 is still achievable.
During the design and realization phase, the environment and sustainability were taken into account in numerous aspects. For example, no gas is consumed in the building and the rainwater collected is used for the toilets and the sprinkling of greenery, among other things. To ensure optimal operation of the installations, much attention was paid to the performance assurance of the installations. Measures were also taken by the contractor during construction to minimize the environmental impact of the construction site. More than 11,000 solar panels were installed on the roof of the highly insulated building for sustainable energy generation, which is used by the tenant for its logistics process and on-site charging stations. Furthermore, various ecological measures have been taken on and around the building, such as cabinets for birds and bats, an insect hotel and sustainable planting.
