HVBM Vastgoed is developing a new distribution center for network operator Stedin in Vianen. This “build to suit” development by HVBM Vastgoed is being realized on the site of a former concrete factory acquired by HVBM Vastgoed and is a fine example of a successful brownfield development.

DC Vianen is located on the business park ‘De Biezen’ in Vianen, just south of Utrecht in the center of the Netherlands where the A2 and A27 freeways intersect and the A12 and A28 freeways can be reached within minutes. Its geographical location in the heart of the country and accessibility are the main factors for its selection as a national distribution hub. The new distribution center is also easily accessible by public transport and is adjacent to the Merwede Canal, making transport by water an option as well.

The building consists of over 40,000 square meters of logistics office and industrial space and meets the BREEAM ‘Excellent’ standard. Construction has recently started and the building is expected to be delivered to Stedin in the second quarter of 2025.

The distribution center is being developed by HVBM Vastgoed on the basis of BREEAM-NL New Construction ‘Excellent’ guidelines. This reflects the sustainability of the building through the use of sustainable materials and energy-saving measures, as well as the livability of the building and the environment. Among other things, it will feature a sustainable green space, solar panels and charging points for electric vehicles.
